Few would dare venture into the world of home ownership without a trusty Home Inspector by their side. Just as restaurants must meet certain rules for their clients’ safety, a house – whether for sale or rent – must live up to strict safety regulations to truly create a happy home.

To get a real feel for what a Home Inspector does, picture yourself in a typical day on the job. A newlywed couple is gushing over a lovely little condo they found through an ad in the paper. Before making the big move, they call you — the Home Inspector — to come investigate their new abode.

With a detailed checklist in hand, you make your way through the condo. On each floor you examine the construction to ensure it’s sturdy. You check out the plumbing, heating, and cooling systems to see that they’re running top speed. Once you’ve toured the inside of the house you’ll inspect the roof, the exterior, and additions like a garage. Each item that looks safe and meets specific building codes gets a checkmark on your list.

In certain areas you’ll keep an eye out for special regulations. States prone to hurricanes follow strict building codes to ensure each home will stand against raging winds, and areas known for earthquakes want metaphorical walls of steel.

If you find a problem during your inspection – be it a loose pipe in the plumbing or a handrail on the staircase that’s too short for safety guidelines – you report the violation to the proper authority, keeping your newlywed couple safe and secure in their investment.
